This would reduce the information asymmetry otherwise existing if properties were evaluated at cost.Conversely, when the business is more concentrated on development and trading, the need for fair value recognition is less strong, due to a shorter time horizon for the realization of these assets. Further explanatory variables, such as leverage (LEV), dimension (SIZE) and earnings smoothing (SM), appear not to be signi? cant in the univariate analysis.
